Tips for Maintaining Your Roof This Spring

The roof is perhaps one of the most important parts of your home. It protects you and your house from damage caused by unpredictable weather, insects, animals and falling debris. However, often the damage is done before we even think about the condition of our roof. Prevent future wear and tear by following these simple steps this spring.

 

1) Do a Visual Inspection

Twice a year, specifically around spring and autumn, stand outside in a safe location and inspect your roof from the ground. Look out for and take note of the following problems:

  • Missing or exposed fasteners
  • Damage to the drip edge
  • Lifting or missing shingles
  • Loose, missing or buckling flashing
  • Sagging, cracked or broken gutters
  • Piles of granules

 

2) Look After Your Gutters

If you’re going to clean out your gutters, ensure you do so safely and efficiently. The best time to do this is just before a storm or a period of rain. The absence of excess leaves will allow rainwater to flow freely through your drains, minimising the risk of drain blockages. 4) Check the Insulation

The ventilation and insulation in your loft will, believe it or not, help to keep your roof in good condition, reducing moisture and preventing ice dams from forming. If your loft insulation dates back to the 1970s or earlier, it should be replaced, likewise if your roof has leaked or if you suspect water has soaked into the insulation. Mouldy insulation should be removed and replaced immediately.

 

5) Be on the Lookout for Plant Matter

Plants growing into or up through your roof can be highly detrimental to its condition. It can encourage water leaks, as well as granting pests, such as mice and nesting insects, access into your home. Here’s how you can prevent plant growth occurring on your roof:
